Annual pest prevention: why a preventive program costs less than waiting for an infestation
The average cost of a late-treated infestation is 3 to 8 times higher than a preventive program. Here's the honest math, the South Shore seasonal calendar, and how to structure year-round protection for your home or business.

A question that comes up constantly: "Is it worth having an annual prevention program, or should I just call when I have a problem?" Honest answer, based on hundreds of interventions across the South Shore and Montreal: prevention costs 3 to 8 times less than reaction, and protects against damage a late intervention can no longer reverse.
Honest math
Annual residential preventive program: $350-650/year (3-4 targeted visits per season). Cost of a late-detected infestation, for example: carpenter ants → $1,200 intervention + $5,000-15,000 structural repair if found late; winter mice → $600 intervention + $2,000-8,000 to replace insulation; bed bugs → $800-2,500 + furniture replacement if delayed. Multiply by likelihood over 5 years (high) and prevention becomes obvious.
The South Shore seasonal calendar
Each season brings specific risks. A good annual program anticipates them instead of chasing each problem.
Spring (April-May)
Insects exit diapause. Carpenter ants emerge from structures where they overwintered — peak of winged-ant visibility (signal of an established colony). Boxelder bugs leave attics. Founding queen wasps start nests — small and easy to eliminate in April-May (impossible in August). Raccoons and other animals give birth — structures with openings become nurseries. Recommended preventive visit: full exterior inspection + perimeter ant treatment.
Summer (June-August)
Wasps peak — emergency season for 100+ stings. Pavement ants invade patios and decks. Cockroaches (in apartment buildings) reach peak population. Rats are active around composts. Recommended preventive visit: inspection of formed wasp nests and treatment, check on spring-placed ant baits.
Fall (September-November)
Most critical season. Most winter infestations establish in September-October. Mice actively seek entry (60% of Quebec homes host them in winter). Boxelder bugs migrate to south façades. Raccoons and squirrels look for attic overwintering sites. Recommended preventive visit: exterior residual boxelder treatment (before migration), full anti-rodent inspection with exclusion report, sealing recommendations.
Winter (December-March)
Quieter period but not inactive. Rodents already in place breed in the warmth. Cockroaches continue their cycle (constant indoor temperature). Diapausing insects (boxelder, ladybugs) emerge occasionally when sun warms the walls. Recommended preventive visit: targeted interior inspection if rodent history, bait station check.
Why "waiting for the infestation" costs more
Three mathematical reasons. (1) **Exponential reproduction**: 1 carpenter ant seen = colony of 2,000+; 1 mouse = 5-10 litters/year. The longer you wait, the larger the population, the more complex the treatment. (2) **Accumulated damage**: carpenter ants invisibly weaken wood for months, rats gnaw wiring, boxelder bugs leave permanent stains — repairs always cost more than prevention. (3) **Stress and quality-of-life impact**: bed bug insomnia, cockroach fear, anxiety — priceless but very real.
KZ home preventive programs
Three plans based on your risk exposure: **Essential** (2 visits/yr, spring + fall) — $350/yr, perfect for most residential homes. **Complete** (4 visits/yr, one per season) — $580/yr, ideal for homes with finished basement, mature yard, or properties near woods. **Premium** (6 visits/yr + unlimited emergency interventions) — $950/yr, for high-risk properties or seasonally-visited cottages. All plans include: full inspection, targeted treatments, documented exclusion report, and reduced rate (-25%) on any additional curative intervention.
For businesses: essentially required
If you operate in the food sector, daycare, hospitality or apartment buildings, a documented preventive program is no longer optional — it's what MAPAQ and many commercial insurers verify. Our monthly commercial program includes MAPAQ-compliant reports and priority emergency response.
The simple rule: the longer you wait, the more it costs
If you've had an infestation before: prevention is worth it, almost without exception. If you've never had one but live in a 20+ year-old home, near mature trees, in a semi-urban zone — prevention is worth it. If you have home insurance: check your policy, many exclude pest damage.
